What is in each guide

Most neighborhood pages online are the same page with a different name at the top and a few listing statistics rotated in. Ours are assembled from primary sources, per area, and carry the date each figure was last verified along with a link back to where it came from.

Building and development activity

Permit activity and new-construction starts recorded by county planning and development, which is the earliest visible signal of where an area is heading.

Parcel and ownership records

Assessor data — parcel characteristics, assessed values, and how long owners typically hold, which shapes how much inventory an area is likely to produce.

Utility service boundaries

Water and sewer service areas, and the electric membership corporation territory that applies, both of which change what a build costs.

Flood and soils

FEMA flood hazard mapping and NRCS soil survey data, including what the soils imply for on-site septic suitability.

Connectivity and transportation

Reported fixed broadband service, plus Georgia Department of Transportation projects programmed on GA-400, SR-53, and SR-136.

Current listing activity

Live inventory for the area, pulled from the MLS, so you can see what is actually available alongside the underlying data.

Dawsonville

The county seat and the city limits, including the downtown core and the areas served by city utilities.

GA-400 Corridor

The commercial and residential spine running north from the Forsyth County line through the highway interchanges.

Dawson Forest

The parcels bordering the Dawson Forest Wildlife Management Area and the tracts along its access roads.

Etowah River Corridor

River-adjacent parcels and the surrounding acreage, including floodplain and stream buffer considerations.

War Hill and North Lanier

The Lake Lanier shoreline area at the north end of the reservoir and the roads leading to it.

Amicalola and SR-53 West

The western side of the county along State Route 53 toward the Amicalola Falls area.

Juno and SR-9 North

Every figure on an area page traces to one of these. Where a source has not been updated recently, the page says so rather than presenting a stale number as current.
