North of the Forsyth County line, the housing stock stops being uniform. One street can hold a 2023 subdivision home on public water and sewer, a 1990s house on a well and septic field, and five acres with no county-maintained road frontage. The listing sheet will not always tell you which one you are standing in.

Our job on the buy side is to close that gap before you are under contract: what the water and sewer situation actually is, which electric membership corporation serves the parcel, whether any of it sits in a mapped flood hazard area, what the recorded plat shows about access and easements, and what the county has on file for the address. We put that in front of you while you still have leverage and a due diligence period.

The process

What working with us looks like

1 · Consultation

We map your criteria, timeline, and budget to the parts of the corridor that actually fit them, and put a written buyer brokerage agreement in place so representation and compensation are clear from the start.

2 · Financing

You talk to a lender before you tour. Rural parcels, manufactured homes, and land can each require a different loan product, so knowing your product early narrows what is worth seeing.

3 · Touring

We tour with a checklist, not a highlight reel. Water source, sewer or septic, roof and system ages, road maintenance, HOA status, and access get noted on every showing.

4 · Offer

We build the offer around the whole deal — price, closing date, due diligence length, financing and appraisal contingencies, and what stays with the property.

5 · Due diligence

Inspection, septic or well evaluation where applicable, survey review, HOA document review, and repair or credit negotiation, all inside the contract deadlines.

6 · Closing

Attorney coordination, final walkthrough, and a settlement statement we have reviewed with you line by line before you sit down at the table.

Buyer questions we get every week

Buyer agent compensation is negotiable and is set in your written buyer brokerage agreement before we tour. It may be paid by you, offered by the seller as part of the transaction, or some combination. We put the number and the source in writing up front so there is no surprise at closing.

It depends on the loan product, not on a rule of thumb. Conventional, FHA, VA, USDA, and land or lot loans all set different minimums, and land loans typically require the most down. A lender can tell you your number in a single conversation, and we will refer you to several so you can compare.

Much of Dawson County outside the city and the sewer service area is on private septic systems. A septic system limits how many bedrooms a home can legally have, requires periodic pumping, and needs suitable soil to function. Public sewer, where the Etowah Water and Sewer Authority provides it, removes those constraints and carries a monthly bill instead. Both are fine; they are just different cost and use profiles.

Not legally, but on acreage, corner lots, and anything where fences, drives, or outbuildings sit near a boundary, a current survey is the cheapest insurance in the transaction. Where a recent plat exists we will pull it and tell you whether a new survey is worth ordering.

Georgia is an attorney-closing state. A financed purchase commonly runs about thirty to forty-five days from binding agreement to closing, driven mostly by the lender’s timeline. Cash purchases can move considerably faster once title work is complete.
